Glen - #184993

$3,900,000

Location

The Double Ed Ranch is located just downstream from Glen, Montana. Glen is a tiny town in southwestern Montana, located on the banks of the famed Big Hole River, and is conveniently situated along I-15 between Butte and Dillon, Montana.

From the town of Glen, one would drive south on Highway 91 North, a frontage road paralleling I-15, and just short of one mile, head east on the Burma Road. From the highway it is approximately one mile to the ranch.

Acreage

The Double Ed Ranch encompasses 277 +/- acres astride the famed Blue Ribbon Trout Stream, the Big Hole River. Of these 277 +/- pristine acres, approximately 170 are lush irrigated hay meadows. The rest of the acreage falls into sub irrigated and native pasture acres, which all combined, offers one of the most incredible riparian properties along the lower Big Hole corridor.

Large stands of huge cottonwood trees line the banks of the Big Hole River as it makes its way through the ranch for approximately two miles. These trees provide ideal protection for livestock and the many species of wildlife who make the Double Ed Ranch their residence.

Recreational Opportunities

If you are a recreational buyer, here is your property. The Big Hole River is one of the most sought out destinations in the country for a reason. Incredible fishing in this scenery cannot be duplicated. The property is home to a large population of whitetail deer with excellent genetics. Elk happen onto the property fairly frequently, and upland birds and waterfowl are prevalent.

Description of the land

The Double Ed Ranch can be described as a perfectly improved, once-in-a-lifetime property on one of the most prestigious river systems in the northwest. Riparian properties along the Big Hole River have been some of the most coveted real estate holdings for years. These properties are generally held in strong hands and their availability is very limited.

There is simply nothing that this ranch does not offer. If you are an agricultural buyer, this area is famous for livestock production. The hay meadows are extremely productive and the large stands of cottonwoods provide protection during the brief spots of severe weather seen in the area’s mild climate.

Wildlife

The wildlife resources at the Double Ed Ranch are incredible, to say the least. The number one large game animal pursued in North America is the whitetail deer. The riparian corridor with several irrigated hay meadows provide prime habitat and protection for a very high number of whitetails. This deer herd has been meticulously managed for superior genetics and ideal numbers. It is quite a site to watch the hay meadows in the evening, as all the deer feed out. Deer in the 150s have been seen every year, with a mid-180s buck killed on the contiguous neighbor’s property. The mature cottonwood trees provide excellent stand situations. This property is a whitetail hunter’s dream come true.

The Big Hole River is one of the most famed Blue Ribbon Trout Streams in the northwest. This incredible free-stone river bisects the property for its entire length. This river is famous for its prolific hatches all spring, summer and fall, with one of the most consistent salmon fly hatches in the state. Put in anywhere above the ranch, at one of the numerous launches, and take your boat out of the water right behind the house on your own property.

The Double Ed Ranch is a rare stop over for the local elk herd who call McCarty Mountain home. Pheasants and a large number of waterfowl frequent the property, providing the avid wing shooter plenty of action. Many other small mammals and birds can be found throughout the property all year. To call the Double Ed Ranch a wildlife haven would be a severe understatement.
