Recreational Opportunities

The property is about 2 miles from a raft access point on the Bitterroot River for fly fishing and river rafting. Across the Valley approximately 5 miles is the access to the Big Creek Trailhead that leads into the Bitterroot National Forest and the Selway Bitterroot Wilderness. Lost Trail Pass is approximately one hour to the south for snow skiing, cross country skiing, and snow mobile trails. Access

Access to the property is by way of the East Side Hwy south of Stevensville, east on Groff Lane, a County roadway, and then east on Snyder Lane, which is a private gravel roadway that is shared by other land owners. This property is located at the end of the road with two gated entries.

Community

The nearest community is Stevensville. Schools include K-12 with services and parks. The area has about 7,000 residents as a part of the total Ravalli County populations of approximately 40,000 residents. The atmosphere is western and friendly. A more cosmopolitan area is Missoula to the north on Highway 93 about an hour away with University of Montana, big box stores like Walmart and Costco and renowned medical services at St. Pats and Community Hospital. Missoula International Airport service Delta, Allegiant Airlines, United and Horizon Airlines.

Description of the land

The land is fenced for stock and is cross fenced and set up for horses as well. The land is rolling hills and level pastures with a timbered draw below the home featuring a small pond and another timbered draw north of the guest house pasture. Irrigation water is underground with pop up sprinklers in the fenced pasture as well as flood irrigated in another area of the land.

Guest House:

The guest house is approximately 1,536 sf and frame construction with cedar siding and a metal roof. This guest house is part of a large shop building that includes over 2,900 sf of finished space including garage bays, wood working shop, hobby rooms, and food storage. Electrical service and propane serve this building in addition to having a separate well, septic system, driveway, and entry from the roadway.
