The property is about 2 miles from a raft access point on the Bitterroot River for fly fishing and river rafting. Access to the property is by way of the East Side Hwy south of Stevensville, east on Groff Lane, a County roadway, and then east on Snyder Lane, which is a private gravel roadway that is shared by other land owners. This property is located at the end of the road with two gated entries.
The nearest community is Stevensville. Schools include K-12 with services and parks. The area has about 7,000 residents as a part of the total Ravalli County populations of approximately 40,000 residents. The atmosphere is western and friendly. A more cosmopolitan area is Missoula to the north on Highway 93 about an hour away with University of Montana, big box stores like Walmart and Costco and renowned medical services at St. Pats and Community Hospital.
