During hunting season, just stick close to home, where the land provides for excellent elk and Pronghorn hunting. Elk herds are known to graze the abundant Fall grasses on the ranch. Birds are in abundance including several species of upland & lowland game birds.

Community

Lewistown, the county seat for Fergus County, has a population of approx. 6,220. This community is able to boast being one of the more desired locations to live and work in the state of Montana. It offers a scenic, recreational location, with a strong agricultural economic base. Lewistown offers most major services including an small airport, hospital, auto and implement dealers, several groceries, clothing and sporting good stores.

Description of the land

The ranch is currently being operated as a summer grazing unit easily handling 150 cow calf pairs for the 6 month grazing season. The ranch is leased for the operation and brings in an annual rate of $.00. The ranch is a superb hunting operation with abundant sources of birds and big game. There are countless number of excellent, private home sites offering giant views of spectacular Square Butte and the timbered slopes of the Judith Mountains. The Snowy Mountains can be viewed off to the South, as well, as the great plains off to the East.

Topography:

The ranch is located on the Southeasterly sloping foothills of the Judith Mountains and Black Butte. The topography is mainly gently sloping with occasional coullees and creek drainages.

The ranch is comprised of native range plant communities of crested wheatgrass, rough fescue, bluebunch wheatgrass and western wheatgrass prairie. There are some sub-irrigated areas along the creek bed.

Elevation, Precipitation, and Climate

The ranch is located at elevations ranging from 3,500 feet to 3,900 feet above sea level.

The climate in the valley of the ranch generally mild. The nearest NOAA reporting station is located at Roy just North of the ranch. It has an annual average of 14.26 inches of precipitation. The Lewistown reporting station has an annual average of 17.56 inches. The average length of frost free days would be approximately 115 days.

Natural Water Resources

The ranch is well watered with improved stock water, including piped spring water and an excellent well. (See map for locations) The South Fork of Bear Creek meanders through the ranch. This is a currently a dry creek bed. However, there are stands of Cottonwoods and willows growing along the banks, meaning that water is not far below ground level.

A complete package of listings of water rights will be furnished to any serious prospective buyer requesting the information. In Montana, the Water Courts are in the process of taking all water right claims through the adjudication process to establish priorities and rights to claims. Each drainage basin is being considered separately. Very few drainages have completed the review process and received the Final Decree status. Therefore, the water rights described herein are subject to final review and authority of the Water Courts. Seller shall transfer to the buyer all rights that he holds.

Improvements

The ranch improvements include power provided by Fergus Electric Co-op. Telephone service runs along the county road. There is a new well used currently for stock water. Fences are in excellent condition and consist of steel post and wire perimeter and cross fence. There are 4 seperate pastures.

Mineral Rights

The Seller will convey 80% all mineral rights, if any, to Buyer upon close of transaction. Owner has no knowledge of title to any mineral rights.
