The Steel Creek property is located approximately five road miles from Wisdom, MT and is accessed from Wisdom via paved Highway 43 and graveled roadway. See attached area and location maps for approximate location. The property is bisected, in part, by Steel Creek and adjoins Bureau Of Land Management (BLM) and United States Forest Service (USFS) lands to the north and east and State of Montana and private lands to the west and private lands to the south. The small town of Wisdom (pop: 114) is located in the heart of the Big Hole Valley and serves as the central area of the valley’s commerce. Dillon and Butte are located within approximately 75 miles of Wisdom and offer expanded commercial, institutional and cultural resources. Butte has an international airport.
The property consists of approximately 617 deeded acres. A survey of the property is in progress to determine actual boundaries and area. The property is also associated with a BLM Grazing Lease for 25 animal unit months (25 AUM) and USFS Grazing Permit on adjoining USFS lands for 150 pair for ninety days. The combined property and associated public lands leases and permits has historically been utilized for cattle grazing during summer months, 150 pair for approximately four months. The property is moderately sloped; with outstanding views of the Big Hole Valley and the Wisdom area. Electricity and telephone services are adjacent to the property.
The Big Hole Valley is well known for its abundant recreation resources. The Big Hole River which meanders through the valley is one of Montana’s best known and popular trout streams as are the many small streams and creeks which flow into it. There are numerous mountain lakes providing additional fishing, hiking, trail-riding and camping opportunities. This area is also well known for big game hunting including whitetail and mule deer, antelope, elk, moose, bear and mountain lion. Cross country skiing, snow shoeing and snowmobiling are popular winter activities here.
The Big Hole Valley is rich in history. Lewis and Clark visited the valley in their cross country venture to the West Coast in the early 1800’s. The Big Hole Battlefield, located ten miles west of Wisdom is a popular tourist site and provides commemoration to the Nez Perce Indians battle with US Calvary in 1877. The Big Hole Valley was an important rendezvous spot for the early trappers, miners and pioneers.
Property elevations varies between approximately 6,100 to 6,500 ft above mean sea level. Annual temperature, precipitation and snow pack vary widely on a year to year basis as is common in Montana. Average maximum temperature is around 50 degrees with July and August averaging in the high 70’s. Average minimum temperature is around 20 degrees with December, January and February averages in the low single digits. Average annual precipitation is around 12” and total snowfall averages 56”.
There are no building improvements on the property. There are numerous outstanding building sites at various elevations on the property offering outstanding views, privacy and reasonable access. The property above the road is perimeter fenced.
Steel Creek meanders through a portion of the property which lies below the access road for approximately one-half mile and provides an easily accessible riparian setting. There is a developed well located in the NE corner of Section 6 which is utilized for stock water purposes.
